HRP provides general information, practical property review, and homeowner support for people navigating preforeclosure, trustee sale timelines, and related homeowner decisions in Maricopa County, Arizona.

HRP is not a government agency, court, lender, loan servicer, trustee, law firm, nonprofit housing counseling agency, mortgage company, debt settlement company, or credit repair organization.

We may help you organize facts, review public information, understand general options, prepare questions to ask your servicer or professionals, and think through practical next steps. We do not represent you against your lender, trustee, servicer, government agency, court, creditor, investor, buyer, or any other person or company.

HRP does not guarantee that a trustee sale can be delayed, stopped, postponed, canceled, reversed, or undone. Only your lender, servicer, trustee, court, bankruptcy process, or other legally authorized party may be able to affect those outcomes depending on your facts.

Foreclosure-consulting and mortgage-relief limitations

HRP does not charge homeowners an upfront fee to “save” a home, stop a foreclosure, obtain a forbearance, obtain a loan modification, arrange a postponement, or obtain mortgage relief. We do not accept mortgage payments, reinstatement funds, escrow funds, or trustee-sale funds from homeowners.

HRP does not promise to negotiate with your lender, servicer, trustee, creditor, or court on your behalf. We may help you understand what information to gather and what questions to ask, but you remain responsible for deciding whether to contact your servicer, lender, trustee, attorney, housing counselor, tax professional, or any other professional.

If any paid service, referral relationship, real estate transaction, purchase offer, listing arrangement, consulting arrangement, or other compensation arrangement is ever discussed, it should be disclosed separately in writing before you are asked to make a decision.

Sale, purchase, and no-pressure disclosure

HRP's first goal is to help you understand your situation clearly. In some cases, a homeowner may decide that selling the property before a trustee sale is the best available option. If that becomes relevant, HRP or an affiliated party may discuss a possible sale, purchase, referral, listing, or other property-related option with you.

You are never required to sell your home to HRP or to anyone we mention. You are encouraged to compare options, seek independent legal, tax, financial, mortgage, and real estate advice, and make the decision that is best for you. Any written offer, agreement, or transaction should be reviewed carefully before signing.

We do not ask you to sign over your deed “temporarily,” transfer title into a trust, hide information from your lender, stop communicating with your servicer, or make rushed decisions. You should not sign any deed, purchase agreement, power of attorney, trust document, option agreement, leaseback agreement, or other legal document unless you fully understand it and have had the opportunity to seek independent advice.

Fees and compensation

Talking with HRP is free. There are no upfront fees for contacting us, asking questions, or having us review general information you choose to send. If any future service, referral relationship, transaction, or compensation arrangement could apply, it should be disclosed separately in writing before you are asked to make a decision.

We do not ask homeowners to pay us money to “save” their home, and we do not ask for mortgage payments, reinstatement funds, escrow funds, trustee payments, or payoff funds to be paid directly to HRP.

Phone, email, SMS/text messaging consent, and A2P disclosures

By submitting a form, calling, texting, requesting help, or otherwise providing your phone number or email address to HRP, you agree that Home Retention Partners, a service name of L&L Investment Group LLC, may contact you by phone call, text message, or email about your request, your property situation, appointment scheduling, document follow-up, and related service communications.

Communications may be made manually or through business communication systems used to manage conversations and follow-up. We do not sell your mobile number, SMS opt-in information, or text messaging consent.

Privacy notice

We collect only the information you choose to send us, which may include your name, phone number, email address, property address or ZIP code, situation description, trustee sale date, mortgage or servicer information, documents you upload or send, and communications between you and HRP.

We may also collect limited technical information from website use, such as browser type, device information, pages visited, approximate location derived from technical data, referral source, and form submission metadata.

We use this information to respond to you, review your request, understand your timeline, communicate with you, provide general information, schedule calls, follow up, maintain business records, protect the website, prevent abuse, and comply with legal, regulatory, carrier, and platform requirements.

What we do not do:

  • We do not sell, rent, or trade your personal information to third parties.

HUD-approved housing counseling agencies may provide independent counseling on foreclosure, default, budgeting, and related topics. You may use HUD-approved counseling alongside HRP, before contacting HRP, instead of contacting HRP, or after speaking with HRP.

Independent professionals are separate from HRP. We do not control their advice, fees, availability, results, or timelines.
